Early Issue Detection

The goal of a pre-inspection is to catch issues while they’re small, before they become a large structural problem.

Pre-inspections are the first step an association should take to prepare for a Milestone inspection or Structural Integrity Reserve Study. This allows you to review a preliminary report of your community’s issues and take steps to repair them before completing the state-mandated inspections that will require reserve requirements.

We inspect all core building components, including:

  • Roof
  • Cladding, stucco, vinyl or wood siding
  • Windows
  • Balconies and landings
  • Stairways
  • Structural components (framing, foundation, etc.)

Milestone Phase I Inspection

A Milestone Phase I inspection must be completed within 180 days of receiving notice from your local building official. Once completed, the results of your Milestone inspection must be submitted to the local building official. Your county’s Board of Commissioners may adopt local ordinances determining when repairs must start after submission of the Milestone Phase II inspection report. State statute requires repairs to begin within 365 days of submitting the report to your local building official.

Structural Integrity Reserve Study (SIRS)

Conducting a pre-inspection before the Structural Integrity Reserve Study (SIRS) is crucial for proactive issue resolution. This preemptive assessment allows associations to identify and address potential problems in their building components before the stringent funding guidelines required in the SIRS are put into place.

Once the SIRS is complete, associations are mandated to have reserves for specific building components to ensure they are fully funded by the time replacement is needed. By addressing issues early through a pre-inspection, associations can mitigate the impact of costly repairs and replacements on their reserves. This proactive step can contribute to smoother budgeting processes and better preparedness for the financial obligations required by the SIRS.
